Building Capacity With Technical Assistance Grants

Real EstateOver the years and decades, the U.S. Department of Housing and Urban Development (HUD) has created numerous programs aimed at increasing affordable housing stock, improving residential and mixed-used neighborhoods, and encouraging commercial development. Funding for new homes, improved infrastructure and additional retail space is good and necessary, but if a local government or non-profit organization isn’t able to handle the influx of money and related activity, the other programs are of little use. With that in mind, HUD created its Technical Assistance grants.

Technical Assistance grants are awarded to non-profit organizations that work within at least one of five development programs: HOME; HOPWA (Housing Opportunities for Persons with AIDS); Homeless; CHDO (Community Housing Development Organizations); and CDBG (Community Development Block Grants). Any organization that receives funding through at least one of these programs is eligible for a technical assistance grant as well. The goal of the program is to increase the capacity and efficiency of organizations that receive HUD funding. Training and technical expertise are provided by industry experts vetted by HUD specifically for this program. Read the rest of this entry »

How to Find a Staging Professional

Real EstateWhile our goal is to give advice to sellers (and often to people who are staying in their house but just want some ideas), there are times when it’s a good idea to call in a staging professional. A pair of trained eyes can help sellers make the best decisions because professional stagers understand the importance of a cost/benefit analysis when making these decisions. They also know what’s important to the buying public, as well as those things that aren’t so important. So they help sellers focus their time, attention, and dollars to the areas that are most likely to sell the house.

If you decide you want or need to work with a stager, how do you go about finding the right one? First, as with any contractor, ask for referrals from friends and family who have either used a stager or know someone who has. Asking your Realtor or a Realtor you know and trust is another option. Of course you want to make certain you are comfortable with the recommended stager, so be sure to conduct a phone ‘interview’ to discuss both your needs and how the stager can help.

If you don’t have any personal recommendations, you can always Google ‘real estate staging’ followed by your town. You will probably find several links to people in your area. You may also find associations who have lists of professional stagers. Either way, you can follow the links to the stagers’ websites for further information. Read the rest of this entry »

How Does Home Staging Help Sell Homes?

Real EstateAre you trying to sell your home? Are you looking for a new career? You might want to think about home staging to help your home to be appealing. Adding new furniture to your house in an interior decorated manor can help your house look at its best to be more inviting to shoppers. The better your house looks the more apt you are to sell. If you start with staging your own home, you will be starting your own little business. People may even ask you to stage their homes just from simply seeing yours. People that do this for a living really enjoy their jobs. Their design creativity can flourish and all at their own leisure. It takes a lot of training and upkeep but it is a fun and mind opening career. Selling homes is competitive and having a beautifully designed and furnished home can help get buyers to be more excited about buying because they see the potential that the home has to be a beautiful and enjoyable place to be in.

Apartments are usually the smallest type of living space. They take the least amount of furniture to decorate with so the cost can be the lowest. Townhomes are a little bigger but they are still feasible in the sense that it is not too labor intensive and can actually be the easiest sell. Big homes are a bit harder and take more planning but the achievement of finishing one is extremely rewarding. Read the rest of this entry »
